Statement of Intent

AEM intends to offer a competitive and reliable services, due to over saturated market of estate management we want to offer a more personal approach to Landlords. We will offer 3 types of Services;

  1. Let Only
  2. Rent Collection
  3. Fully Managed

Tenants

AEM understands the importance of tenants and landlord come hand in hand and every tenant wants a good landlord as a landlord wants good tenants. To make things easier, we have reduced applications fees as well as reducing paperwork included.

 

At AEM we have a transparent 4 step process for tenants;

  1. Viewing- arrange a viewing to see the property
  2. Application of tenancy- form to be filled out with all details to be completed
  3. Background work – here AEM will take care of all the checks
  4. Move in Date – once all checks are done and completed, a move in date will be arranged

(at this point, the Deposit and the months up front rent will be required)

 

So with is mind, what we look for with the application of tenancy:

  • Photographic ID for each tenant
  • Last 3 months bank statements from each tenant
  • Last 3 months pay slips from each adult tenant
  • Dependent on Landlord request, either 1 or 2 guarantors.
